10 Tips For Selling A Stale Or Expired Real Estate Listing


You’ve decided to list your home but it’s not selling. There could be a myriad of reasons why your listing is still on the market but today we are going to focus on my top 10. Below are the undisputed (kidding!) top 10 tips for selling a stale or expired real estate listing.

Show Ready

Is your home ready to show? Is there clutter? Does the furniture look like its seen better days? Making sure your home shows well will help it sell for more money in less time!

Schedule

Do you have a restrictive showing schedule? Is your agent too busy to field calls and/or make calls regarding your home? Your home should be easy to show. Open up the availability as much as possible and be responsive to all inquiries.

Pricing

Is your home priced correctly? I know, I know.. you’ve planted piccadillys in the backyard, painted the bathroom fuchsia and manually installed the backsplash in your kitchen, your home is perfect! While easy access to piccadillys may be the talk of the neighborhood BBQ, it doesn’t warrant overpricing your home. In this market (Q3 2022) it is imperative that you price your home where the market is going. Your goal should be to field multiple offers as quickly as possible to create urgency. This will put you in the best position to sell for the most money possible.

Reposition

Repositioning may be needed to get your home sold. Where does your home rank with other comparable homes? Your home needs to stand out from the competition.

Description

The text should tell a compelling story to promote the best features and amenities of your home. The idea is to being the home to life through words. The potential buyer should be able to imagine themselves as the new owner.

Staging

Great staging can completely change how a potential buyer sees your home. On average, homes that are staged sell 73% faster than those that are not and are sold for up to 23% over the listing price.

Professional Photos

Professional photos are a must! Depending on your market, a creative property video could also be a huge advantage. If your Realtor took the photos with his smartphone or used old listing photos, it can severely limit the return you get on your home.

Google Me!

Google your home! Your listing should appear on at least 20 real estate websites for maximum exposure. It should also be promoted on social media. Don’t underestimate the power of popular social platforms, homes today are selling off of Instagram and Facebook daily!

Market Reports

Are you receiving weekly reports tracking views, showings and buyer feedback? It is crucial to know and understand the data so you can maximize exposure, receive multiple offers, and be in a position of leverage.

New Phone, Who Dis?

If your broker lacks passion or has lost interest in marketing your home it’s going to hit you where it hurts, your pockets. If your listing is stale and the above hasn’t been done, it might be time to start interviewing new brokers.
